Using mortgage as a protection tool on your rental properties
20 April 2020 | 2 replies
Having a mortgage is another layer of protection.Your Insurance on each property is a layer.Having properties in individual LLC's ia a layer.Umbrella Plolicy is a layer.Attorneys are usually hired on a contingency basis so the more difficult it looks the more likely they will not take a case against you and go after low hanging fruit. Also take care of your tenants and properties and you will be unlikely to have an issue in the first place.I have a trust, that owns a master LLC, that owns individual LLC's that own one or 2 properties each.I don't have mortgages on my rentals either so I added these other layers of protection.
