I completely agree with your last sentence.

Switching to a LTR would be the last thing I would do if a situation like that were to resurface.

I plan on renting out my investment property in Cleveland, Ohio as a long term rental.

After 45 + years investing in, purchasing and selling notes and real property; structuring “deals”, running investment funds and syndications, I have observed that many (most) investors both hesitate too long gathering too much information before making an offer AND do not do enough investigation, analysis and due diligence before they finalize a purchase.Seems like opposites, right?

Hello, My husband and I have a portfolio of 40+ doors of long-term rentals. 

If you lived in the house for 2 of the last 5 years you likely won’t owe any taxes.  

My plan was to either sell it if it had appreciated enough or to rent it out as a long term rental.

I had an offer written up but knew if I submitted it too soon it would look like a low-ball offer and probably not get accepted, last day I was in town the price dropped and I threw in a full offer and asked for full closing costs.

I'm particularly interested in cash flow + long-term appreciation, but I'm also open to short-term gains if the opportunity is right.Any insights, personal experiences, or advice would be greatly appreciated!
