I have coched and partnered in new york state and the key is to getting a creative real estate contract attorney.You’re running into standard responses from lazy real estate attorneys.

(I've spent many lazy summer days riding around Lake Beulah with a friend.)I would go several steps further with a lease on a historical home and spell out exactly what you do not want tenants to do.

I spoke to the claims dept, and since they knew it was a scam, just ignored the attorney's demand letters till the lazy lawyer got tired out first.

UPDATEAfter no attempts to contact me since my last email he contacted me this afternoon via email agreeing to refund my deposit in full.

"Rules of thumb" makes for lazy thinking.
