OK, back to more investigation then.

after riding around with my agent doing walkthroughs of other property in the same area I told him I wanted to show him the house and we went by there again, this time it was listed with a different broker and we called him up to get some info. turns out they are asking less than $200k for it, this really got me interested and I came home and started doing my own investigation on the property. turns out it was a bank repo, the previous owners had defaulted within 6 months of the purchase last year and it has been empty ever since.through more research i also found out that the original mortgage was $390k.

I use the Colorado Bureau of Investigations.

Given the popularity of and the associated competitiveness for rental property investing in Belgium, other types of real estate investing might just be more worthwhile investigating.

These areas are ones I personally know, but I want to investigate what areas I may not be aware of that are only a short drive away.

The current roof is not structurally sound to investigate.

Then, because they are family or friends, I look at their facebook, do some personal investigations, and find out the real deal with how they deal with others that we both obviously know.

Investigate Realtors that get bank REO's or HUD homes and work with investors so you have some contacts.

Then I saw on TV a show around that time where investigators videotaped doctors preparing phony bills for patients for phony visits, I was convinced.
