I did mine online and it was super simple and easy. 

Was pretty easy to file a claim when I had to.

Not an easy one, but it may be an opportunity for you, just complicated to handle correctly.

There is one broken window so that's an easy fix.I had someone in on our second visit to look at the foundation and the house is structurally sound (except the small porch).It is currently being lived in, all systems work.

It's easy I rent 5 of them remotely with a day job and more properties locally.

What type of tenants typically live in places like that and are they easy to find? 

(Which kills my numbers.)The T12 numbers were iffy even though the building is 100% occupied currently and future proformas looked good.There is a new construction happening nearby - 335 unit large apartment complex coming online in Aug 2018.Nobody said out-of-state investing was easy, LOL. 

Got a very reasonable quote from an insurance broker for all my properties and the apartment complex, too easy.

Hi Nghi--Pretty easy to get 75% on a R/T or Cashout refi with rates starting in the low 5's for a 5 yr ARM. 

Though I have no interest in the transactional job of real estate, these sort of things (doing management, easy access to properties on the market) make getting my license more and more attractive on a practical level.
