I decided that I'd like to search for a seasoned/experienced wholesaler who is looking to teach someone to birddog for them; as in what to look for in a deal, what red flags to avoid, how the local market works, etc. 

You can meet them at local real estate meetups (Google "mytown real estate investor association").I would say you're off to a great start by knowing exactly what you want.

After some searching I stumbled upon Morton Ranch and that area just east of Katy (I10 & 99).

I was going to google some templates then have a real estate attorney look over them to make sure they were legit.

So I suggest you do a search on BP.
