@Austin Carr, I respectfully, yet strongly, disagree with @Brian Garlington on using a sample lease from online (though I am an attorney so, of course, there's some bias).  

@ Michael swan - I get it that you are enthusiastic about your new strategy, and that is a good thing...we should all be....That said, I do feel your 50 vs 160 comparison is biased to the point that it can be misleading... you left out a coupe of very important considerations for the comparison to be fair and complete, things such as passive vs active, future appreciation, and depreciation, to name a few...And 2 years of smooth ride is NOTHING in RE... if you go thru a full cycle of up AND DOWN, and your strategy still works, then it is true success story...

Personally, I feel it is absolutely necessary to invest with as little emotion or bias as possible and look at your lenders as business partners.2.

I'd also be Leary of taking the recently Divorced of any age or gender, due to potential Conflicts.

We would all want some level of leniency, but if you ask anyone on these forums they also would not want to live in a situation where they were not holding up their level of the agreement (granted they are a biased group, but they aren't wrong either ;- )This part of the path is not and easy one, but you will actually be able to appreciate that you did the correct thing if you just hold them to the agreement.

-My main "anti" bias is the state as a whole. 

There is survivor bias big time here.

Ideally, you can find some that have done it with success and those that have tried it and failed.Everyone will be biased towards what they do. 

I self manage so am biased on what I think is right however what is legal is in your contract.
