Even an extra week or two of vacancy would be worth it if I can get rid of the water bills.Thoughts?

A 5-Star review referral or repeat client is better than bilking someone for an extra grand.

I was also on the fence about mailing either monthly or every 3 weeks to get as an extra touch every quarter, what are your guys' thoughts on that?

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

When we do need a plumbing repair in the basement, I don't want to pay the emergency plumber an extra hour for moving 50 years of old paint cans and extra paneling out of his way.

I know each market is different, but I've found over the years that paying a little bit extra for a letter has a far better return than a postcard.
