I suspect that as part of what is considered in doing a full blown appraisal, your overall risk profile and DSR (Debt Service Ratio) will be looked at.You have to be careful about your assumptions and ensure that the stuff you're adding to your portfolio is capable of producing the income where that looks favorable, especially if you don't have other earnings (or much of them).

It's best for you to find someone that you can work with that is not the realtor representing the property you want to buy - while legal in many states - you want to ensure you are represented well, and it's your interests only that are being held.

If you are using an escalation clause I commonly see them with wording similar to "Over and above the next bona fide offer".If you are just going back and forth generally there is only the laws regarding fair dealing.

Suggestion #2 should be blessed by an attorney familiar with foreclosure in NY to ensure that it would make it faster/easier/cheaper for her to get her house back if she had to.Lastly, be certain to use iron-clad, tried-and-tested Sub2 paperwork!

There's no real 'fair' way to truly separately meter the natural gas used for the different units, unless you get into rabbit hole land of re-inventing a wheel and a series of sensors measuring heat and air flow within separate ducts, on your (customer) side.I'll comment on each option individually and your decision will be numbers driven.

Today I am enjoying the cash flow that Atlanta generates and also the appreciation.The moral of the story is if you can find a market which is rising, ensure you buy in good locations, which is what I am targeting.
