PAYMENT DISBURSEMENTS - Incoming rents would come into a general rent account, replenish the maintenance fund for any expenses incurred through the month, take the PM fee, and then disburse the rest into the owners account.

Pay your expenses for each property out of the respective LLC' account; ideally these should be business accounts. 

The inconvenience and expense is way cheaper than needing to boot a squatter.

If your new it can be very expensive.

You are going to see these benefits in the long term, and while you live there you will save on your monthly expenses and also get tax benefits doing so. 

I definitely want to keep it simple and less expensive

I do not know of a BRRRR opportunity that doesn't have a life cycle that costs less than like 22k including all out of pocket expenses and that's if your purchase is around 75k - 90k.When I am setting up a market for my clients, first thing I do is call some agents in the market.
