I tend to agree with this statement and have been successful in helping companies identify their profit producing activities and then create systems and processes to make those easier.

They focus on deals in the gentrifying areas of town, and target higher end tenant base they have built through professional networks.

I’m guessing your question is about your “basis for depreciation”......a “basis point” is 100th of a percent, referring to interest rates, easier to measure/quantify small changes.

I have been considering building a team in different markets to optimize my ROI thinking it may be slightly easier to locate a motivated seller that are not asking for retail.

Its a lot easier to plan ahead and look for a property that is priced low enough to allow you to do a major rehab upfront prior to renting it.
