There are companies that will screen and place a tenant for generally 1 month's rent and that's it.  

I'm going to paraphrase here:"COMMONWEALTH OF MASSACHUSETTS LAND COURT DEPARTMENT OF THE TRIAL COURTORDER OF NOTICE TO: (Previous owner's name), and to all persons entitled to the benefit of the Servicemembers Civil Relief Act; Wells Fargo Bank...Asset-Backed Pass-Through Certificates...claiming to have interest in a mortgage covering real property at (address), given by: (name) to (mortgage company) dated May 2005...and now held by Plaintiff by assignment, has/have filed with this court a complaint for determination of defendants service members status...If you object to the foreclosure of the property above then you or your attorney must file a written appearance and answer this before OCT 31, 2016 or you will be forever barred from claiming that you are entitled to the benefits of said Act"Now, forgive me for my ignorance, but is this just a foreclosure notice?

So to cover that risk they are going to demand more like 10-12% cash on cash plus an equal share of the potential upside.

None of this came out in the tenant screening.  

Then the next step is a collection agency and they take a % and if it's small some agency's don't even bother.With your next renter set your rental criteria so you can screen potential renters that will qualify better than the old ones.

Any recommendations for reasonable lawyers that could help me structure the agreement with my uncle to ensure all our bases are covered, it's optimized for taxes, and that he eventually gets the income he is due over time for selling the property to me.As you can see, I have many questions and I know this is a huge project, but I'm committed and I know it's an amazing opportunity. 

This would apply to situations where the HOA covers the exterior, roof, foundation, and landscaping.

@Dakoda SpencerZillow shows tax information but you will also want to verify it on the town website because there may also be an additional town or school tax.I would probably pay cash for the property if rent is going to be so low because you will need some money to cover ongoing expenses.
