If you invest in areas that are not section 8 you will typically see higher rent and price appreciation and in some parts of the country the cash flow may be more than what you would expect from Section 8 in your local area. 

The other issue is that cost is very different depending on the region of the country you are in. 

@John Warren can you just keep the security deposit or no matter what the situation is, you have to go to court (not talking about eviction, just in general).

The good thing about NJ as a whole is that rents are some of the highest in the country.

Secondly, if there is a larceny (or worse), you want a clear conscience (and no culpability) if you are ever asked by LE or courts whether you changed the locks or not.I know some people on here don't like them, but I have had good results with the Kwikset Smartkey system, which makes this a 30 second job.It's really a small price to pay for great return via goodwill and safety.

But for you and any landlord, this is a situation in which a strong legal lease agreement, and an understanding of your local small claims court system is the best defense.
