A little background… I’m a 31yrs old special education teacher and my girlfriend, turning 32yrs old next week, is a TV producer.

(Have been educating myself mostly through Podcasts,BP forums, blogs, videos, etc.) 

We're quite fortunate in that we have zero debt, I work in IT and the wife works in Education. 

I'm currently educating myself on the basics of wholesaling and REI in general and will soon be on the verge of finding and executing my first deal.

I am currently self educating through reading books and listening to podcasts. 

I’m looking for recommendations on books/speakers/educational resources on structuring syndication deals, especially around how to appropriately structure deals

They are risk-free and not taxable until redeemed and not taxable if used to pay for kids education. 

The positives are the attractive city location within a big, growing population...in a city with strong job growth within the health and education sectors, among other big employers. 

Investors are old fashioned, lazy not very smart or tech savvy, can't see the bigger picture have no patience, refuse to leave their old ways behind nd invest time and effort (and brain power) into new ways, they don't "get with it", they don't get with the times, they don't educate themselves, they think they know better.Here is my investor journey in a nutshell.I came to BP, most people gave me cra advice, I didn't agree, but I tried anyways, failed, I said, screw this, I am doing this Y way.
