I would be inclined to keep renting to them, but have several inspections per year to make sure things are getting worse and try to get them to clean up their act some and address the extra cat.You could make it a requirement that they clean up their mess (or at least organize it) before you will renew their lease.

Here is a breakdown: full kitchen remodel, new heater/AC unit/ducting, all the sheetrock in the ceiling was replaced (bad roof had caused leaking, so it was easier to replace it all), new lightng throughout (can-styled LED lights), ceiling fans, and some other electrical work, painted interior/exterior, and tuck/pointing to a few areas of the brick facade.
