When your bid is recognized as the low bid on the Results Page, you are obligated to pay for the certificate even if the bid was unintentional.Doesn't say what happens if multiple parties bid to 0%, so I assume it's the first party to bid the lowest.

Sounds like it could take a while to figure out who was truly at fault in this scenario.Title agents can (and should) purchase additional coverage for these types of losses but the liability for wiring the payoff to the wrong account may eventually fall on a different insurer or party here.

I have did a title search on the property and it does appear it has switched hands to a private party in OctoberAfter I approached the, "Assignor," I informed them that I had cash, and would like to move forward with purchasing the property; however, it seems like he is dragging his feet.

@Seth KillionThere are multiple ways for more than one party to own a property.Tenants in Common(TIC)Entity(LLC, LP, GP, Corp, Trust, etc)The issue that you would have if you are on the title/mortgage that it would be hard to deflect the tax obligations to other parties.Best of luck

The amount of time spent going round-and-round on trying to get what was advertised, and the other party going round-and-round on trying to avoid offering what was advertised, is a giant time suck.

Typically what I see is that if there is adequate notice and there's a likelihood that the nights will be booked by other parties then I would allow for the refund (myself as the Host), but if that is loss income because you have made the commitment to use the property during that time that is a cost of doing business on your end.

Thanks you The Divorce court controls and oversees the house.It will be divided up as the court says or as the two parties agree.If you try to pull "A fast One" it might earn your friend some jail time.
