Then you inch it up closer to market in years 2,3,4 etc.From a lender perspective the appetite is much lower for the full vacant turn arounds as the risk exposure is huge.The level of rehab needed per unit will matter a bunch on the number.

The bank is probably wants to limit its risk exposure to you before you can prove you know what you're doing (not saying you dont).They are afraid of making a ton of loans to you and then having to take back all the properties if things dont go so well.Do you currently have 2 year history of managing properties on your tax return?

It means there is something to gain by having a loss so it creates an additional exposure for the carrier.That being said there are companies that write it but you have to find an agent who was the knowledge and access to those companies to help you.
