Something I would advise for Milwaukee is to drive a couple blocks in all directions, the neighborhoods change rapidly, to make sure you feel comfortable in the area. 

The butcher block counter would look really nice with the color scheme we are thinking, but are a little hesitant because of the increased maintenance, and our overall lack of knowledge about the product. 

Newburgh changes block by block but there is a ton of development happening - thats for sure.

Unlike a large city, in DeLand a few blocks in distance can make a huge difference in the rental rates. 

He has a perfect piece of property on the edge of our small town to essentially start another block of town.

Both of these sections do have some rough areas so you have to be pretty knowledgeable about which blocks you are buying.

Give them beds/ba, sq footage, part of town, or better yet a couple blocks on a street and ask them if you had a rehabbed house what could you expect?
