Rents are $1500K. 3 bed, 2 bath SFH.The way we're going to structure it is I will obtain financing for the acquisition plus $5K of the rehab, and my partner will take back a second lien at close and finance the other $40K of the rehab.

All the equipments, medical tables, beds, are already there(considering they've been there for a long long time) but none of them seem to be impossible to move around if you hire the right pros with right money, but it will be definitely a hassle for both of us.

@Tyler Fontaine I kinda got that part together I been using PropStream and Zillow recently sold I compare them from bedroom bathroom sqft and even the year build I been searching 0.5miles for the comps and I find the new updated home that same bed/bath as mines and use that as a com if that’s right for there I subtract estimate repair cost then x’s that number by .7 to .83 depending on ARV I DONT KNOW If it’s I’m not sure but I feel like I’m getting wrong numbers

I would call it a triplex, considering we have one property that has 2- 1 bed apartments and a studio and that's a triplex.I wish I could say that the next time you buy, it will go smoother, but so far we've had delays on each of our 3 purchases.
