Also, are there any recommendations for investor friendly Real Estate Agents, Lenders, and Property Managers in the San Antonio areas?

@Scott Melde You may want to check with local mobile home dealerships and real estate agents who specialize in this niche.

I do have a contact or two with some investor/agents in Memphis and get sent properties and can refer contractors and such.

You can look up cash buyers on propwire free, and reach out to the LLC owners by looking them up, or call the agent and ask them.Another option would be to find some private money lenders, and get them to go down on a hard money loan with you, unless you can get all the capital from one person alone (this is very difficult because most people won't loan that much to someone new to real estate). 

I want to send all the brokers/agents on the list a form of "copy" or content that they can give their clients.

I would use the BP agent finder to see if you can find an investor agent who specializes in STR in that particular area!
