Review your Landlord - Tenant Law document as this will define what you can legally place in the lease and what you can ask for in regards to security deposit, last month rent and pet fees.

I read a review on line where a person used it in their carpet cleaning machine to get old stains out of an off-white berber carpet and it worked like a charm.

Hello BiggerPocket Family,The subject title says it all but I am pretty sure there is going to be mixed reviews in regards to it.

I look at thousands of properties a week with flyers and OM's to review and what brokerages do is across the board.

Cannot say enough -  THANKS NOE (even though I don't think he will ever see this review). 

Specifically I am immersing myself wither literature pertaining to buy and hold and am striving to avoid analysis paralysis by offering soon on a property I have had my eye on and jumping in to the the business of having tenants.   

The best way to make sure that you dont get scammed is to have contracts in place that have been reviewed by a real estate attorney.
