With va you'll be lucky to get to the closing table under 30 days and most wholesalers will have an issue with that.

If you have Buyer and Seller and they each have agents what are you bringing to the table?  

All it needs is mattresses and a kitchen table and it could rent out very profitably as a short-term vacation rental. 

Aaron, It's not off the table, I have been looking into Florida as well but generally, and correct me if I'm not right but I have been seeing that I get more for my money outside of the US.  

I'm selling my Seattle rentals to 1) take the money off the table and 2) put into rentals that a better rent to value ratio.
