Hey @Timothy Jacobson, it's unlikely that you will find a rate cheap enough that you will be able to make a spread big enough to recover your costs in less than two years.* I say less than 2 years because that's when it would be profitable.

Like LA or San Fran, $500k is considered extremely cheap for a property and will be in lower-end neighborhoods, so you'll have increased risk.
