@Jay Hinrichs, a wine club subscription is a great option in certain parts of the country.Unfortunately, the backwards PA liquor laws don't allow shipping into the state from most vineyards.

Our land does not have any restrictive covenants and we are not in an HOA, or even a city for that matter.

Most cities require that the property owner live in one of the two units and make you record a covenant against the property for this purpose.

Higher end subdivisions will fill, developers are all ready on it.Check on the HOA, covenants, I know you know that, these higher end subdivisions often have build requirements to start, like within a year.I almost bought a lot across the street from Kenny Rogers, yes, The Know When To Hold'em Kenny Rogers.

Drive by any commercial malls and tell me the owners of these are in deep Ship!!

from my point of view crash and acceleration of economy are more like a big train or container ship or cruise ship.when you start to bring it to a halt it takes time and miles and miles to do so inertia is too great.we saw this with the GFC the worst crash basically in history .. 

The ship has sailed for my family and I to house hack, but kudos to you for going that route. 

Once an investment strategy is known by the average Realtor, that ship has generally sailed.

Sounds like the new management came in, people started jumping ship and going onto other companies and careers.
