Hope the OP comes back, I'd like to add new power to my boat!

You and I both are on the same boat wanting to help borrowers stay in the property at terms that are both reasonable to them and us. 

I've been at this for 25 years buying "off market' and making boat loads of money for me and my Joint Venture partners.

After reading and listening to blogs on this sight I feel we have completely missed the boat on looking at foreclosures, preforeclosures and whole sale options.

So ya that could be a problem and id have to 1031 if I miss the boat on this one and continue to rent the property.

The level of institutional $ I see pouring into Real Estate today, and where it's coming from, it's hard to not think this is a financial life-boat action, it's simply too extreme in it's scale and breath.    

Phase 1 would be 1 acre of storage units, along with boat/RV storage. 

I may have missed the boat on Austin but think there are still opportunities in Dallas/Atlanta.
