I still had a couple of days to paint to freshen the place up for the new tenants and I had a cleaning lady come to have that fresh clean smell. 

Pretty wild and I learned a lot 😬.

@Matthew Irish-Jones yes that’s what the lady told me when I called about the status of my tenant’s application, that I can’t evict her coz I won’t get paid if I do that.

They really kind of irked me back in the summer;  Akron passed a source of income law and I tried to rent to a very nice lady with a voucher but they won't tell you up front their algorithm for determining "rent reasonableness" and they deemed me unreasonable for the market after d*cking around for 2 weeks.

Laws very wildly county to county.  

So today I decided to cold call about 19 or so leads I got while driving for dollars and out of them I got 1 lady politely said dont call me back, 1 lady told me she was going to move into the vacant abandoned property another lady said the house was listed on the market for 240k and it was vacant with broken windows as well, I also had alot of bad numbers and I left about 13 voicemails. and a few of the properties had no telephone numbers associate with them. all in all I think It was a decent day.can anyone share any experiences with cold calling maybe even a script I think my script or my voice sounds very practiced like I've done this before which I have in college (marketing degree) for a sales class and after a while you can tell it's scripted.

Previous owner was a sweet little old lady who allowed people to "just pay what you can when you can", with the thought that interest and loan would continue to grow.
