The issue was he wanted to move us out into a camper on the property that wasn't and still isn't even close to being "livable space" we discussed that since we have been diligently paying rent, often times at a changing rate, that we would agree to move in when it was fixed.

Apparently there were late fees that I had to pay as a result, a couple thousand dollars, which were just about the same as the supposed incentives I had gotten making it close to a wash

I doubt that you can sell it with those tenants in place.Your biggest (and cheapest) inprovement is going to be fresh paint throughout, and diligent cleaning.I wouldn't do anything with those kitchen cabinets except wash them with Murphy's Oil Soap and rub some lemon oil on them.

Back in my younger days, I could put away a 4X4 animal style + a double double animal style, fries, and a chocolate shake to wash it down.Now the best I can do is a triple triple.God bless AmericaI second that motion.Looks like I will have to hit the drivethru tomorrow as well.

yep u definitely need to physically get all the roots out first, and/or use a herbicide to kill them make sure u wash down all the herbicide enuf after some weeks, so that the herbicide doesnt keep killin ur new groundcover.

I was thinking perhaps use a light acid wash before painting or perhaps using a brillo pad to scratch the surface.
