I am not quite sure about neighborhood; the house might be occupied and i got it from the auction so that means i might need to evict people (extra cost); roof looks like needs replacing ($3-5K); unknown repairs needed inside of the house; based on neighborhood it might be more challenging to find a good tenant or buyer to purchase.

I can't tell you if that is a deal breaker, but the reality is, the calculations were based on a number that just doesn't show up- now, will the next 3 years be lower to hit that 3400 average- that's unknown- good luck on your decision- Let us know how you made out!

All the bad 203k loan stories I've heard start with a lender who didn't understand the product or a contractor who couldn't deliver. 2) $30k sounds low for a full kitchen and bath plus the other unknowns that will come up but it depends on your finishes. 3) If you can go all in for $170k, it probably won't make sense to refi for a while.

From a buyer's perspective, the reason an assignment of membership interests in an LLC would be very unattractive is that the assignment would be subject to all liabilities of the LLC, known or unknown.

I'd like to refinance with an 80% LTV loan after its fixed up, and ideally, I can pay off the loan from my parents (purchase price + rehab) with the new mortgage.The biggest unknown at this point is what the appraisal will be.
