I have never wholesaled, and a little green as an investor, but what I would want to see is a picture or two, aprox location and the important numbers:purchase price, ARV, repair costs, monthly expenses, market rent...Then a "PM me for more details."

I started doing this years ago when I found that a lot of profit was going to long hot showers in winter and green grass in summer.I sent a letter to my tenants telling them instead of raising the rent when the lease was up they would be charged my actual cost ow water the next month.
