I grew up in South Everett on the other side of I-5 and currently live North.Proximity to an airport may make traffic bad and add a little noise, but I don't think it hurts the rental demand in that area at all.

Traffic is a PITA tho, one of the top in the Nation... 

Maybe I can cover those costs with increased nightly rates, but also potential for less Airbnb traffic.

Besides traffic, and natural disasters, I've been hearing about how expensive the insurance is and how tons of insurance companies are going out of business, etc.  

@Itay Itschakyan You can use the crime map on Trulia but it is a relative thing just like traffic.

At your age I would be building a huge following in a niche and doing affiliate marketing, you get paid for sending traffic and sales to other websites and don't need to service the customer at all.

While the sidewalk will initially be closed, one traffic lane will later reopen for pedestrians.

Some areas, you can only get one lane of traffic through due to the narrow roads and cars parked on both sides.  

Swansboro will have traffic to/from base during normal commuting times, but overall I think it would be a better place to live with amenities, etc.

If you can't at least ride a bike to the beach then it's not coastal. 10 miles as the crow flies is at least a 10 minute drive with no traffic plus parking, loading/unloading the car etc.
