My team and I decided to do it as a one-two because his financing was all jacked up beyond belief because many investor types love their loan shark hard money guys and think we soft money types are all idiots because anyone that works for any bank is (apparently, according to them) an idiot:Phase 1: Refinance the first 4 using Fannie (better interest rate pricing), requiring him to temporarily come in with enough money to (with significant help from the cash out proceeds from #1-#4) pay off the mortgages on #5 and #6.

This is because theres an incredible amount of local investor demand there and inventory is very hard to find, not because the rental market for $1,200+ is soft, quite the opposite...Let's be honest.

When I went for the inspection, and was able to walk through the units, I found that only about 1/2 the heat pumps were working, most of the toilets and bathtubs were leaking causing soft spots in the floors, there was fire damage in a couple of units that had been kinda covered up (wood paneling placed over the studs, but could see the charred studs because there were gaps at the edges), and as far as the new roof,When I brought up these items, they reply was, "well it's a C class property, what did you expect?"
