@Martin Nowak I've had great success with Liberty Mutual, but with insurance (for anything.. home, auto, etc) it's always good to shop around to get quotes.

My lender also said that if I wanted to get a loan for a place like that, I would need a 203k loan and probably have to shop around for someone else because he wouldn't be interested.

No matter how 'hard' it may be to collect a physical check from a tenant, I'll never use one of these online services again for one simple reason ACH transactions are VERY simple for a tenant to have their bank reverse - leaving you holding the bag.
