Hello guys, I'm analyzing several deals where I could use the BRRR strategy and get the most profit after refinancing (Cash Out).

I made several mistakes going from 2-4 family to mfam.

We have several real estate investments in the San Francisco Bay Area already.

I like that strategy for making an offer, it mixes in several creative methods 👍🏼

For someone that's not as conservative, or a different view on the next recession, they might have a different opinion than me on all of this2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

Clause or not they’ll probably do it anyways if they want to.In my limited experience being around people who vape there’s no evidence of it within several minutes of it happening.

@AJ Alexander I did the refinance option several years ago on my primary so I guess I'd prefer that. 

My point is its not that expensive to treat for them, you probably don't need to "tent'' the house to fumigate or anything like that, beware of good exterminator salesmen that convince you to spend several thousand dollars on treatment.
