In general, when you have added value to a property to the point where your incremental gains in value will generate returns on your capital in the deal that are below your target ROI (about 5% to 8% per year for me), it’s time to start thinking about selling.

We have agreed that the loan will generate a 5% interest rate, and my partner will have the sole discretion about when payments on the loan will be made, i.e. when the interest on that loan became more of a liability than the continued use of capital was an asset, he could choose to sacrifice the cash flow to pay off the debt.

My family has been here for multiple generations and has always been very involved in the area, including on the real estate front, so I have deep roots in and love for the place, and come by my interest in real estate honestly :-) Professionally, I'm an interior designer specializing in high end residential design for successful, busy professionals, and aging-in-place/universal/accessible design, for those who either need it now or (preferably) want to plan ahead, just in case, knowing that at least 68% of us will be disabled in some way eventually, or who know they have some health issues for which they know they will eventually need to make some modifications to their homes if they want to continue to live there.

My coworker and I have set up an LLC to purchase our first property, and we are looking at buy-and-hold rental properties to generate some additional cash flow - starting small and looking to grow over time.I forget what exactly I was searching at the time, but it brought me to Bigger Pockets and I'm extremely glad I came across it.
