What are your recommendations for a General Contractor in the Wilmington area for a rehab project?  

Check with an independent ERISA tax attorney before you start on this project, and do not simply take the word of the internet or a plan provider that a 75-25 JV deal is OK. 

I work in a tire manufacturer plant and was saving up, working tons of overtime, all to invest.But after projecting forward it was going to take a very long time for me to get enough money saved up to invest in anything outside of lower end stuff (I don't want lower end properties and headaches that comes with it)So I changed my thinking into how can I make more faster.

Get someone new for a full year so that you can move on to your next project.

This one is overwhelming and exciting at the same time but probably because it's a huge project to me and I'm a newer investor. 

If i am flipping a house and doing some basic renovations myself (Demo, cabinets, flooring) and using contractors for the bigger projects, do i myself need any type of licensing?

That condo was partially rehabbed by the previous DIY owner and had unfinished projects all over the condo that had to be completely redone.

Take this into consideration when pricing upcoming Real Estate projects.

I once did a project as a GC for a Chinese American investor and right when it was time for him to pay me he cancelled his contract with me, did not pay me what he owed me to that date and finished the building with his own contractor friends and family.
