I have one investment property worth $700k with a $400k outstanding loan that generates about $8k per year in cash flow.I also have about $150k cash that i can use to start to invest more in property.What would be the best way to reach my goal?

Owning the property may not be an option if the borrower can catch up on their outstanding delinquent payments. 

We bought the last home we lived in with an FHA loan when we already had two mortgage loans outstanding.

However, the exit cap rate issue seems to be left outstanding. 

My two rental properties are valued around $270K with outstanding balances of $130K.

I know deeds can be conveyed outside of escrow however the buyer would have to remedy all the outstanding liens and record the new deed themselves.

Over the last 6-7 years, Austin has posted consistent job growth (3-4% TTM job growth is some of the best in the nation), outstanding population in-migration (I've read something like 150 people a day are moving to Austin), good civic leadership, a very aggressive economic development corporation here which is actively recruiting companies here (see the RECA site and Opportunity Austin 3.0 for more details via the Austin Chamber of Commerce), and some excellent structural advantages (i.e. flagship UT 50,000 + students, temperate climate, relatively low cost of living, music culture, etc.).  

Location - Ideally Orlando/Tampa, but I’ll consider anything in the Southeast US doable, and any outstanding opportunity in the country.
