Investing out of state is stressful, do you have mental energy for that? 

I understood, but was shocked  and appalled at that mentality. 

@Steven Blanton   agree with Randy... this is totally reasonable ... your being extremely short sighted... not sure why we have this I want it all mentality NOW. after 5 deals your partners.. ever heard of apprenticeship... and working your way up.you pass on this and Earn nothing. and if you could get a HML you would do it.. so here you sit make a post like this and look for others to jump on your band wagon.. someone =with no money and is just going to find the deal and do the work is DIME a dozen franklytake the deal get in the game quit worrying about it.

This sound crazy, I personally wouldn't use the animal hoarding as a part of my evidence unless it they are in default of your lease, because my understanding of hoarding is linked to a mental health issues which may be under the Fair Housing Act protected class regarding disabilities, I would probably just stick with the non payment of rent.

I do have management experience; this experience is greater in the field of mental health.

And have the mentality that you want to provide a solution.
