In July, the U.S. commercial real estate market experienced mixed results, with property price gains slowing, particularly among individual investors.

As we are just starting our initial research on which markets we would like to focus on, we came across, Shelby, NC.  

Depends on which market you're looking in.

My questions are: 1) What is the rental market (pricing)like for single family homes (3 bedrooms/2 baths) in the Yorba Linda/Placentia Area? 

We’ve had great success with our listings, regularly achieving 5x the market average ADR on Airbnb and receiving frequent offers from local realtors to purchase.We’re now considering scaling up with a new project and have been approached by a friend who’s interested in partnering with us, providing financing for renovations.

I eventually want to get into building 5-10 houses a year, building myself up to the somewhat more recession proof market (Im thinking $650k+ builds, I also really enjoy lakefront.)

When we take over a property, and the rents are $400 less than what market is, as in your case, there' usually no way that resident can pay.
