Seeing as I won't be there constantly to maintain the property myself I will be needing a good property manager.Does anyone have recommendations for a quality property manager in Philly?  

The downside about private waste water treatment is just what you describe with the park requiring substantial cap-ex when they are not properly maintained.

We are in Nehalem, so the North Oregon Coast community is growing :) We are currently in the property maintenance business, maintaining over 360 second and first homes in the Nehalem/Manzanita area.

Mostly owner occupant neighborhoods (for both aesthetics and resale)  ( to that point in SFH sometimes rental units are obvious, however with the condo taking care of exterior maintenance, it mutes the negative effect of poorly maintained rental units.)

I like tenants who provide me with tons of personal references that they have known for years....those are you usually my best tenants as they tend to care what other people think and know how to maintain relationships.

House is in fairly good shape and well maintained by previous owner.

Where do you think I can help shave some from the budget but still maintain a great finished product?

If property values goes down in the next few years but the property continues to maintain a healthy positive cash flow do you really care what it appraises for?
