Is it enough to get you into another money maker?

bought a small office building with 35% cash down and a hard money loan.property had been vacant for many years.leased it and flipped it 2.5 years later.now i own a bank and make re loans and do jv's.the most frustrating thing i ever encountered was the slow speed of lenders/brokers.

From a Pros versus Cons view:1) Pro - you will get renters that may not qualify for the brand new product but still want to be in the new flashy neighborhood and decide they will pay less in rent since they weren't planning to use that new indoor year-round pool any way.  2) Con - You'll need to project your rent for similar Sq. ft, to be a little lower since given the option for a 2 or 3 bedroom in a new development, versus a rehabbed product everyone will most likely want to choose the new development first.   

funny thing, Elon offered it to other car makers but they all refused.   

I am looking at purchasing a refrigerator (with ice maker) and am debating whether to get one with a water dispenser.

You are part of the problem not helping anyone.You out of town investors are not doing anything to help this city that we live right next to.Do you out of town people think that if these were money makers that you would ever even see these deals. 

I personally do not trust trouble makers.  

We don't supply water lines to refrigerators, so none of our refrigerators have ice makers (note we do not live in a hot climate, so it hasn't been an issue).If we provide a dishwasher, it is built in.If we provide a microwave, it is built in.In some places we provide washer/dryer and some just hook-ups.

In fact, there are green home building websites now that offer aesthetically designed environment-friendly prefab houses modern outdoor and indoor furniture, home accessories, etc.

If they are on government assistance and still can't make rent, they are a disaster waiting to happen.
