Shopping for skilled labor in my opinion would allow me to limit my exposure to bad work, and then I can take it one step at a time.  

I do have some investments in REITs right now, so I have some exposure to Canadian real estate.

Since FDIC insures banks and has an interest in the business conducted and exposures to risks, such banks got spanked.There are risks to lending that go far beyond the loss of money lent.While, in reality, if the originator/underwriter really know what they are doing, risks are very minimal.

The OP has made it clear that the issue at hand is not the debt created to-date, but the ongoing exposure in future.
