This could easily be ALL your profit in the current environment... or if not all, a significant chunk if you are financing your purchases - which begs the conversation above about other investment routes.

When they explained they only supply drywall, they provided me with two numbers to call.  

Another option is to consider properties that need some work but have good potential for value appreciation, as these might be less expensive and provide a better cash flow once renovated. 

The new property should have some amount of cash flow, provide additional tax benefits, and appreciate in value while having your bills paid for by the new tenants and the new rent which in my opinion would be a better return on your investment than simply recasting your loan.

However one thing I didn't anticipate was, while the aged sewer line could easily hand two people living in the property, when my tenants moved in and when the load on the sewer system went to five people, it couldn't keep up.Turns out the line had been damaged over time (orangeburg pipe) and was too narrow, so I had to pay to get it replaced. 

Talking to some real estate software providers, they have between 300 - max of 20k paying users.
