The biggest cost of running an airbnb is the cleaning cost.

I do not intend to just sit on the sidelines...I want to be knee deep in the business. 

The disadvantage is you need to be more hands-on because you are cleaning the property and paying all the utilities.

Personally I like working with agents who are or have been investors themselves (with a strategy similar to mine) and have a deep understanding of the micro market I am targeting.

It's not based on the rent but it's what you have to have in order to clean up / repair damage from the tenant.

At least they are licensed and have access to MLS.. and because they have been in the game for years they fully understand the transactions and have some pretty deep pipelines..

If there is no major damage other than flea infestation, just some clean up and freshening the place up, you are coming out ahead.

Clean up the rocks from the grass area also.

I would still keep minimum standards of 600 credit score, no evictions, good references, and clean background check.Any advice, tips, stories from experiences you've had are welcome!!
