Many hard money lenders require 30-40% of the project costs as a down payment.

I would suggest adding in some extra bracing, especially for the sink cabinet.Lowe’s has some nice looking Shaker cabinetry, and if you find that 20% off coupon it works even better.If I remember correctly all these cabinets only costs me $500. 

A mold specialist will cost you and arm and a leg and likely recommend unnecessary repairs.

They suggested while the property is vacant it is easier to repair, which costs 10-15k. 

It has been shown to drive the cost of renting up for new tenants. 

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Not aware of how construction cost are looking in Milwaukee, but I'd talk to a couple of contractors/developers in the area.

But when I got my first bill from the attorney for 3000K+ I started to worry about how high legal costs could get even if they buyers dont win.
