I'm totally in my education phase, and I'm really intrigued about learning about real estate investing--flipping/rehabbing, BRRRR, REITs, Real Estate Funds, everything...  

However, it also creates an environment where a well educated person can do very very well in. 

Well after about 8 months of books, podcasts and seemingly endless education I now own a 5 unit MF in Manchester NH!

I figured, i had better get some education to learn why our lender wouldnt do it.

I wish there was a mandatory education level, internship, professional designation, a board of overseers.  

However just because I can come up with that money, doesn't mean that I want to if there is a better way to do things.Regardless of my particular financial situation, from a purely educational point of view, how do people go about eliminating some of these aforementioned problems?

The key is to be educated in the various options and keep your eyes open for ways to implement them.
