No, it covers defective materials (very limited since manufacturer will cover their own product) or defective workmanship (i.e. employee installs cabinet with wrong screw, cabinet falls and breaks countertop, CGL covers both cabinet, countertop and new installation).

Both are essentially down to the studs and are in need of flooring, sheetrock, cabinets, lighting, etc.

Have you considered painting the cabinets?

needs medium/heavy rehab. such as new cabinets,appliances,  bathrooms, update electrical and some plumbing, wood floors in good condition,  it has window units for A/C ,as most of the other houses in the area, forced heat.I only want to put about 20K in renovations  and  can have it ready in 3 mo.  

Sometimes it's best to sub out specialty trades and use GC for the finish work (cabinets, trim, paint, etc.)

The bathroom sink cabinet some of the drawers are flaking paint. 

They’ve repainted all the blonde wood kitchen cabinets with Cherry wood stain (not well done), they’ve opened a bathroom wall party and inset shelving 3ft by 8 ft, they erected a large canopy in the back yard and built an attached tool shed (both not permitted) and so many other similar things.They had never asked permission of me to perform any of these changes and I am wondering how I go about collecting on repairs that will far exceed their original security deposit.

Rather I’m wholesaling, partnering, or installing cabinets, I want to get involved in my first deal before the year is over.
