Would love to hear from those who managed to naviate the site to those plans and detailed descriptions.In addition, per International Building Code used by City of Austin as their  construcion code standard, many remodeling "finish out" items don't require permits: painting, replacing flooring,  countertops & appliances, tile work, replacing light fixtures without altering the wiring, replacing plumbing fixtures without altering plumbing lines, replacing cabinets, etc.

Folks who owned a truck and transported gravel, custom cabinet makers, all kinds of sales people who had no work when the industry almost completely stopped building.

I purchased cabinets from IKEA, made my own vanities from prime lumber and fabricated concrete counter tops for the kitchen and both baths.

I have ordered pre-assembled white shaker kitchen cabinets for a simple L-shaped kitchen with a total of 9 cabinets and crown molding on the uppers.

Do not use Lily Ann Cabinets!

To really get a great appraisal, I wanted to stain the kitchen cabinets, put in a tile backsplash, put on a new garage door for curb appeal, and potentially paint the house.

Just have a regular 15 amp 120volt outlet under the counter inside the cabinet where you will put this.

We've made some decisions, we are going to go ahead and do tile, a friend who is handy is going to JV with us to help us on the install of cabinets, floors, and trim at cost.

Cabinets in all properties are custom modern style cabinets, and all have quartz countertops, engineered wood in living areas, tile in baths and laundry, and carpet in bedrooms.
