My family of 6 live and own in a ranch style 3br/2.5ba house with completed bonus room upstairs in a HOA neighboorhood.

I have not set up internet or any other utilities, as there have been no tenants living in the property since I closed in late February. 

I have a renovated house in Arizona suited for residential assisted living (RAL).

Has real estate investing lived up to your expectations?

With this strategy, you can expect to live for free and make $500-$1000 per month cash flow.

I think this strategy can still work if you have an ADU or maybe a separate living area with private entrance.I think a competitive price for travel nurses would range between $1600-2k per month.

I'm brand new to all things rental properties, I'm gearing up to by my first property OOS in Ohio and live in California. 

If I jump to the end of this story first, I will tell you that at 7% interest and high market values, very little cash flows well when you take into consideration principle, interest taxes, insurance, and a $100 maintenance reserve… at least where I live in Florida - but we have really high insurance rates.  

After that, in Cleveland/Columbus and Indianapolis areas.at this point it seems the easier way its getting the first couple of deals under conventional and then going with dscr.its just seems weird to me I need to own a primary residence in order to have dscr( I live in LA where prices are crazy), and wondering now how people that dont live in US how they invest in the states.
