I understand default, but that's different from something being hard coded in the software.

If you have a friend that writes well, or a lawyer in the family they may help you write a strongly worded letter, stating that they have violated state law (reference the specific code #) and you are entitled to your full deposit.

As a general contractor, we do these in both single family lots as well as multi family properties and the new ADU laws also allow you to convert non livable existing space like hallways, laundry rooms, etc into livable space so long as you meet fire codes.

House hacking is like the cheat code for personal finance IMO. 

We just want to be certain we are following tax code and IRS law with our first move in this arena
