I am in the middle of purchasing a 3/2 SFH in Tennessee about a half mile from a university.

If the building is within a mile or 2 of one of the universities or the Lake,  I'd keep the studios and attract students and/or folks who want to be near the lake, but in Grand Crossing or Park Manor I'd execute a different plan.  

The property is in Fort Wayne, IN and is close to one of the Universities here in town.

My name is George and I am graduating this spring with my masters from Binghamton University.

I have a motivated seller lead in University Place, WA but a little stumped at how to analyze this deal.

I know in MA that for some places  there were towns the universities off campus housing office would steer students to because they were on the T.  

It usually revolved around residency prior to enrollment in university.

@Manuel Salce I forgot to mention, this works well near the universities in Bridgeport where there’s already a natural tenancy for separate tenants in each room. 

Major university, hospitals, manufacturing plants.

In kalamazoo, we have Western Michigan University.
